The estate housing through central Horndean and Clanfield is mostly 1970s-90s build with concrete tile roofs of the same vintage. Many are now at the point where individual repairs become a false economy — original tiles are spalling at the edges, original felt is perished, and a strip-and-recover with breathable membrane and dry-fix ridges starts to make better sense than another five years of patching. We will be honest about which side of that line your roof is on.

The older parts of Horndean village and the surrounding hamlets — Blendworth, Chalton, Catherington — have a different mix including period cottage, brick-and-flint stock and Victorian estate housing. Chimney work and slate repair are more typical jobs out here.

Clanfield has a high proportion of more modern executive housing where the original 1990s-2000s uPVC roofline is now reaching the age where original installs need replacing. Catherington and the higher ground toward the Down get more weather than the village itself — we have done a fair amount of storm-driven ridge re-bedding work up there over the years and we specify dry-fix ridges and verges on any re-roof in those exposed locations.
